Frequently asked questions
Central AC questions, answered.
Eighteen questions our engineers hear most about central AC in the UAE: installation, cost, servicing, warranties and permits. Each answer stands on its own.
Do you install central AC in villas across the UAE?
Yes. We install central and ducted air conditioning in villas, apartments, commercial spaces and government projects across all seven emirates. Our main office is in Fujairah with branches in Dibba, Khorfakkan and Al Dhaid, and our crews travel for projects anywhere in the UAE. Every installation starts with a free site survey.
Can central AC be installed in a house that is already built?
Yes. Retrofitting an existing villa is routine work for us. The approach depends on ceiling void space, the existing electrical capacity and how the rooms are laid out. Our engineers survey the property first, then design a duct route that works with the building rather than against it. Where ceiling space is tight, we fabricate custom duct sections in our own factory to fit.
What determines the cost of a central AC system?
Cost is driven by the cooling load, not the floor area, which is why two villas of the same size can need very different systems. The main factors are the total tonnage required once each room's thermal load is calculated, the length and complexity of the duct run, the equipment brand and efficiency rating, and whether electrical work is needed to support the new load.
Our engineers calculate the load for every space individually rather than working from a template, so the quotation reflects your property rather than an average. The site survey and the written quotation are both free and carry no obligation, and projects can begin with a 5% deposit with the balance paid in stages as work progresses. For an indicative figure on a single room before you book anything, use the cooling calculator on this site.
Is the site survey really free?
Yes. An engineer visits the property, takes the measurements needed to calculate the thermal load of each space, and produces a full written quotation. There is no charge and no obligation to proceed.
Central AC or split units — which is better for a villa?
For a whole villa, central ducted is usually the better system. It cools every room evenly from one plant, hides the equipment in the ceiling void, runs quieter inside the living space, and gives you one system to maintain rather than six. Split units cost less upfront and make sense for a single room, an extension, or a property where you only cool part of the space.
The honest test is how you use the house. If most rooms are occupied most of the time, central wins on comfort and on running cost. If you cool two rooms out of six, splits are the sensible choice. Our engineers will tell you which applies to your property during the survey, including when splits are the right answer.
How long does installation take?
It depends on the size of the property and the complexity of the duct route. A small villa or a partial system can be completed in a few days; a large villa or a full multi-zone system can run to two weeks or more, particularly where ceiling access is difficult or electrical work is needed.
Because we fabricate ducts in our own factory in Fujairah rather than ordering them in, we are not waiting on a third party mid-project, which removes the most common cause of delay. The schedule for your specific property is confirmed in writing with your quotation before any work begins.
When is the best time of year to install or replace AC?
March to May, before the summer load arrives. Contractors have more availability, the work is easier on the crew and on you, and the system is commissioned and tested before you need it running sixteen hours a day. Replacing a failing unit in August is possible but it is the hardest time to do it well.
How often should AC be serviced in the UAE?
More often than the manufacturer's manual assumes. Those intervals are written for temperate climates. In the UAE, dust and sand coat coils and clog filters within weeks, and systems run 12 to 16 hours a day through summer, so the practical interval is a professional service every 3 to 4 months, with the most important visit of the year being a full service in March or April before peak load.
Every installation we complete includes a free first year of maintenance covering 3 to 4 scheduled visits plus emergency call-outs, which matches that schedule. Annual contracts continue the same cycle afterwards.
How often should AC ducts be cleaned?
For most UAE homes, every 12 to 18 months. Properties near construction, with pets, or where someone in the household has respiratory sensitivity should be at the shorter end, closer to 6 to 12 months. Duct cleaning is separate from servicing the units themselves and is often skipped, which is why airflow drops gradually without anyone noticing a specific fault.
Why is my AC running but not cooling?
The most common cause by a wide margin is a blocked filter restricting airflow, which is worth checking first because you can clean it yourself. After that, the usual causes are low refrigerant from a leak, a dirty condenser coil on the outdoor unit, a failing compressor, or duct leakage losing cooled air into the ceiling void before it reaches the room.
Gradual loss of cooling over weeks usually points to dirt or a slow refrigerant leak. Sudden loss usually points to a component failure. Either way, running a system that is not cooling properly puts load on the compressor, which is the most expensive part to replace.
What size AC unit do I need for a room?
Sizing is calculated from the thermal load of the space, not just its floor area. Room dimensions, ceiling height, sun exposure, window area, insulation, how many people use the room and what equipment is in it all change the answer. Undersizing means the unit runs constantly and never reaches temperature; oversizing means it short-cycles, wastes power and fails to remove humidity.
You can get an indicative figure using our cooling calculator. For an actual installation, our engineers calculate the load for every space individually rather than working from a template.
Do I need a permit to install central AC in the UAE?
Usually yes. Central and ducted installations are generally classified as major works and need approval from the municipality, and most villa communities and apartment buildings also require a No Objection Certificate from the developer or owners' association before work starts. Our engineers will tell you during the site survey exactly which approvals your property needs and how they are handled.
How quickly can you respond to a breakdown?
We respond to emergency call-outs as quickly as the situation allows, aiming for same-day attendance where we can reach you in time. How fast we arrive depends on where the property is, what is already scheduled that day, and whether the fault needs a part we may have to source.
Our working hours are Sunday to Saturday, 9 AM to 2 PM and 5 PM to 9 PM, closed Friday. The fastest way to reach us is WhatsApp on +971 50 152 8500 — send a short description of the fault and a photo or video if it is safe to take one, and we can often identify what is needed before the technician leaves.
What warranty do you provide?
One year full warranty on the unit and five years on the compressor, issued directly in the client's name rather than held by us as contractor. That matters: the guarantee is yours and stays valid independently of your relationship with us. Installation work is covered separately, and the first year of maintenance is included free.
Which AC brands do you supply?
We are an authorised dealer for Carrier, Trane, Rheem, Coolex, O General, LG, Samsung and Mitsubishi, with full manufacturer warranty backing. We can supply other brands on request. Being an authorised dealer matters for warranty claims — units bought through unauthorised channels often have no valid manufacturer cover in the UAE.
Do you make your own ducts?
Yes. We fabricate every duct in our own factory in Fujairah using PAL pre-insulated panels, rather than outsourcing to a third party. That means duct sections are cut to the measurements taken at your property, non-standard runs are not a problem, and the project is not held up waiting on a supplier.
How does the 5% deposit work?
Projects can begin with a 5% deposit, with the balance paid in stages as work progresses rather than upfront. The stage schedule is set out in the quotation before anything is signed, so you know what is due and when.
Do you work with commercial and government projects?
Yes. Alongside more than 1,700 residential villas we have completed over 60 commercial installations, including restaurants, retail showrooms and warehouses, and government projects including the Fujairah Exhibition Centre and Sheikh Zayed Housing. Commercial work runs through the same four engineering phases, with scheduling built around your operating hours.
